Fanshawe Road, Cambridge – Project Update

The regeneration of Fanshawe Road continues to progress, marking another significant step forward in the delivery of one of Cambridge Investment Partnership’s latest sustainable neighbourhoods.

The development will provide 84 new homes, including 45 council homes designed to be highly energy-efficient, replacing outdated 1950s housing with modern accommodation designed for long term community benefit.

A Regeneration Scheme with Community at Its Core
Fanshawe Road is more than a housing project, it is a carefully planned redevelopment shaped by extensive resident consultation. The original 30 homes on the site had reached the end of their lifespan, and the decision to redevelop was made in close collaboration with the community. Former residents were supported through the relocation process, with many choosing to return once the new homes are complete.

This community first approach is a defining feature of Cambridge Investment Partnership’s regeneration model, and Fanshawe Road is a strong example of how thoughtful redevelopment can deliver both improved housing quality and long term social value.


Sustainability Built In from the Start
A key ambition for the project is to reduce energy consumption and future proof the homes for decades to come. The 45 council homes are being constructed to Passivhaus equivalent performance, incorporating:

  • High performance building fabric
  • Enhanced airtightness
  • Mechanical ventilation with heat recovery
  • Gas free heating systems

These measures will help residents benefit from lower energy bills, improved comfort, and reduced carbon emissions, aligning with Cambridge’s wider environmental commitments.


Progress on Site
Construction across Block E2 and Block W1 has continued steadily. The latest site images show the buildings taking shape as the development moves towards its next key milestones. As the structures rise, the scale and ambition of the scheme are becoming increasingly visible.
