We have been appointed Employer’s Agent and CDM – Principal Designer for fire safety remediation works at Silchester Estate in the Royal Borough of Kensington and Chelsea, delivered for Peabody. The scheme covers seven residential blocks, Cheping House, Alestan House, Frinstead House, Mersey House, Blessingham House, Packenham House and Shotley House, arranged around a central communal courtyard.

Latest Progress

The project has entered the Pre-Construction Services Agreement (PCSA) stage under a two-stage procurement route, with Guildmore developing the design ahead of a second-stage tender for the main construction works.

The works follow fire risk appraisals of the external wall, which identified a lack of firestopping within the existing cladding build-up originally constructed in the 2010s.

Our Role

We are providing Employer’s Agent and CDM – Principal Designer services throughout the pre-construction and construction phases. Our role includes managing programme progress, cost control and building safety compliance under the Building Safety Act requirements.

Looking Ahead

The design scope includes new fire-resistant cavity barriers, compartmentation and fire doors, remediation of the external wall build-up, and repairs to balconies, external staircases and roofing.

Completion of these works will support the removal of the waking watch currently in place at Cheping House and contribute to the wider fire safety improvement of the estate.
