We have supported Legal & General through to practical completion of the Level 5, Suite B office fit-out at 245 Hammersmith Road.
Project Overview
The scheme delivered four meeting rooms and a comms room, alongside full decoration works and associated mechanical, electrical and public health works. This included the reconfiguration of lighting, small power, fire alarm and sprinkler systems, as well as new flooring, glazing and partitions.
The project was delivered under a JCT Design and Build 2024 Contract incorporating Legal & General’s standard amendments, with a 14-week lead-in and a 4-week on-site construction period. Practical completion was certified in July 2026, and the 12-month rectification period is now underway.

Our Role
We provided Quantity Surveyor, Employer’s Agent’s, Project Management and CDM – Principal Designer services on behalf of Legal & General.
Working alongside Cast Fit Out Ltd and MEP consultant Hoare Lea, we coordinated the programme, managed cost and contract administration, and oversaw handover, including snagging, testing and commissioning, and the compilation of O&M documentation ahead of tenant occupation.

Sustainability Performance
The contractor’s ESG reporting for the project recorded:
- 38 tonnes of upfront embodied carbon (21.07 kg CO2e per square metre across the fit-out works).
- 90 tonnes of construction waste generated, with 98.5% recycled, the remainder diverted to energy recovery and zero to landfill.
To ensure carbon accountability, the embodied carbon and waste emissions, plus a 20% contingency buffer, were offset in full (17 tonnes CO2e) through verified UK habitat restoration, tree planting and a REDD+ forest protection project in Colombia.
