The Store Road development in Woolwich has now reached completion, delivering a significant new residential scheme for Hyde Housing.
The project comprises the design and construction of 163 new homes, including 3 houses and 160 apartments, arranged over lower ground, upper ground and up to 13 upper storeys. The development also includes associated access routes, servicing, parking, landscaped areas and high‑quality amenity space, contributing to the continued regeneration of this riverside location.
Situated just off the northern bank of the River Thames, Store Road provides a mix of Shared Ownership and Affordable Rent homes within a well‑connected part of London. The three residential cores share generous communal roof terraces from the sixth floor upwards, offering residents valuable outdoor space in an urban setting.

Our Role
We were appointed to provide a comprehensive suite of services, acting as:
Our involvement spanned the full lifecycle of the project, from early design development through to handover and occupation.
As Clerk of Works, we undertook regular inspections to monitor construction quality, review workmanship, analyse samples and materials, and verify compliance with specifications and Building Regulations. Our weekly reports provided Hyde with clear visibility of site progress, covering performance indicators, labour levels, unit dimensions, services installation, health and safety observations, photographic evidence and an ongoing observation tracker.
Project Delivery
The scheme progressed during a period of significant regulatory transition. Although Store Road was procured prior to the full introduction of the Building Safety Act, we supported Hyde in maintaining the Golden Thread throughout delivery and ensured the development was registered with the Building Safety Regulator upon completion. We facilitated workshops, coordinated documentation requirements and maintained a live tracker to support a smooth and compliant handover.
The project also faced challenges relating to the original contractor’s performance and eventual insolvency. We supported Hyde through the termination process, securing the site, recording materials and engaging with the supply chain to enable efficient reprocurement. Once the completion contract was awarded, we assisted in tailoring the new contract to reflect the revised risk profile and negotiated a schedule of rates for unknown remedial works.
Following reprocurement, the replacement contractor implemented an accelerated programme to recover lost time. In response, we increased our level of scrutiny, strengthening reporting, enhancing site presence and maintaining rigorous oversight of design coordination, statutory approvals and handover documentation. This ensured that quality and compliance were upheld despite the compressed delivery period.
Sustainable Features
The development incorporates Solar PVs, supporting on‑site renewable energy generation and contributing to reduced carbon consumption across the scheme.

Store Road now stands as a high‑quality residential development that delivers much‑needed affordable homes for the local community. The scheme’s completion marks an important milestone for Hyde Housing and represents a strong example of collaborative working, robust project governance and resilient delivery in a challenging environment.
