We are pleased to share the latest progress on the Ryebank Gate, Drove Lane development in Yapton, where we are providing Employer’s Agent and Clerk of Works services for Sage Homes RP Limited.
This important scheme forms part of a wider 300 unit development being delivered by BDW Homes Limited on a greenfield site.
Within the overall masterplan, we are overseeing the delivery of 90 affordable homes for Sage Homes, comprising 67 Affordable Rent units and 23 Shared Ownership properties, ranging from one bedroom apartments to four bedroom family houses. These homes are being handed over in a phased programme, 17 phases for Affordable Rent and 9 phases for Shared Ownership.
Latest Project Milestones
Phase 1 reached completion at the end of 2025, marking a key milestone for the project.
We are now progressing through Phase 2, with strong momentum on site. Five homes have been handed over earlier this year and four homes Plots 212–213 and Plots 256–257 were handed over in March 2026.
The remaining nine Phase 2 homes continue to advance well.
Added Value Through Smart Resourcing
To keep costs down and maximise efficiency, we allocated staff who live close to the site. This has:
- Increased availability for site visits
- Reduced non productive travel time
- Enabled more responsive monitoring and reporting
Our Clerk of Works undertakes fortnightly inspections, carrying out snagging and de snagging as part of their duties, and accompanies Sage during End of Defects inspections.
Our Employer’s Agent attends site meetings, manages contract communications and provides ongoing programme and commercial oversight. This includes reviewing valuations, issuing instructions and supporting the client through each phased handover to ensure the works progress in line with the building contract.
