We are pleased to share that three projects we have supported have been recognised as winners at The Pineapples Awards 2026, the national placemaking awards programme run by The Developer and the Festival of Place. The awards celebrate excellence in design, sustainability and community impact, and we are proud to have contributed to the successful delivery of these outstanding schemes.

Millers Quay, Wirral – Building Winner

Millers Quay is a landmark Build‑to‑Rent development that is reshaping the Wirral waterfront and setting a new standard for regeneration-led housing in the Liverpool City Region. The scheme delivers 500 highly sustainable one and two-bedroom homes, including 100 affordable apartments, across six architecturally distinctive blocks inspired by the area’s dockland heritage.

Potter Raper supported Pension Insurance Corporation, the sole investor in the development, providing Due Diligence and Fund Monitoring services to help ensure the successful delivery of this flagship BTR project.

The scheme has already received significant industry recognition, including:

• Deal of the Year – Insider’s Northwest Residential Property Awards
• Build-to-Rent Development of the Year – Northwest Residential Property Awards

Judges’ comments praised Millers Quay as a bold and ambitious regeneration project that brings new life, investment and opportunity to a previously underused landscape. They highlighted the project’s strong architectural identity, its commitment to skills and training, and its role in creating a thriving new community.

Finsbury Circus Gardens, City of London – Public Space Winner

As London’s oldest public park, Finsbury Circus Gardens holds a unique place in the capital’s history. Its recent renewal has sensitively restored this important green space while enhancing its ecological value, accessibility and long-term resilience.

The project has delivered a refreshed and welcoming landscape for workers, residents and visitors, with improvements including upgraded paths and seating, new biodiverse planting, sustainable drainage features and better circulation throughout the gardens. The result is a tranquil, climate-conscious public space that balances heritage with contemporary needs.

Potter Raper acted as Project Manager and Contract Administrator, supporting the City of London Corporation and the design team in delivering a high-quality, inclusive and environmentally responsible transformation.

Judges’ comments commended the elegance of the detailing, the thoughtful approach to accessibility, and the balance between formal and informal landscape character. They noted the project’s contribution to biodiversity and its exemplary craftsmanship.

Farmstead Road, London Borough of Lewisham – Healthy Homes Winner

Farmstead Road is a model for high-performance, affordable housing. Delivered for Phoenix Community Housing and designed by Metropolitan Workshop, the scheme provides 24 Passivhaus-standard homes, eighteen for London Affordable Rent and six for shared ownership.

Drawing inspiration from the area’s Arts & Crafts and Garden City heritage, the development combines low-energy design with sensitive integration into the historic Bellingham Estate. Homes are arranged across two gatehouses and a butterfly-plan apartment building, creating a family-friendly layout that supports community cohesion and long-term stewardship.

Potter Raper supported the project as Employer’s Agent, Quantity Surveyor, Clerk of Works and Principal Designer (CDM), overseeing cost management, contract administration, health and safety coordination and quality assurance throughout construction.

Judges’ comments highlighted the exceptional attention to detail, the strong community engagement led by Phoenix, and the pride residents take in their new homes. They recognised the scheme as a standout example of how Passivhaus principles can deliver healthier, more affordable living environments.
