We are pleased to announce the completion of the Greenhill Centre redevelopment in Manor Park for the London Borough of Newham.

The scheme delivers 81 new Passivhaus‑designed homes and a replacement shell‑and‑core gym, reinstating important community facilities on a constrained brownfield site within a busy high‑street location.

As Employer’s Agent and Quantity Surveyor, we supported the project from early design through to completion, helping to coordinate the design team, manage cost and programme requirements, and guide the scheme through a complex urban environment.

Passivhaus and project delivery

We worked closely with our client, the London Borough of Newman, and design team to progress the scheme’s Passivhaus aspirations, advising on the implications for building orientation, fabric performance and specification. Our involvement helped maintain the project’s energy‑efficiency objectives while ensuring the design remained deliverable and aligned with the wider programme.

The redevelopment required careful planning due to its location within a densely populated high‑street setting and its proximity to Network Rail land. We supported the London Borough of Newman in coordinating early engagement with key stakeholders, managing surveys, and addressing technical requirements such as service diversions, access constraints and statutory approvals.

Cost, programme and community impact

Throughout the pre‑ and post‑contract stages, we provided clear and concise cost advice, reviewed value‑engineering opportunities, and supported the client in managing risks and instructions. Our approach helped maintain cost certainty and supported the smooth progression of the project through each stage.

The completed Greenhill Centre now provides high‑quality, energy‑efficient homes and a modern gym facility for residents in Manor Park.
