A landmark regeneration scheme unlocking a major brownfield site in Bristol’s Temple Quarter
Located in Bristol City Centre, adjacent to Bristol Temple Meads railway station, Temple Island is a major mixed-use development forming a key part of the wider Temple Quarter regeneration strategy. The scheme is transforming a long-vacant former industrial site into a vibrant new city district delivering homes, employment space and enhanced public realm.
The £350m masterplan, designed by Zaha Hadid Architects for Legal & General, has now received planning consent, marking a significant milestone in bringing this complex brownfield site forward for delivery.
The development will deliver up to 520 new homes alongside office accommodation, hotel and conference facilities, flexible commercial space, and extensive public realm and landscaping. The scheme is structured as a phased delivery, supporting long-term regeneration and investment in the Temple Quarter area.
Phase 1: Enabling a new city district
Phase 1 of the development focuses on unlocking the site and establishing the first elements of the commercial and residential masterplan. This includes early infrastructure, access improvements, and enabling works to support the phased delivery of the wider scheme.
The first phase includes detailed development proposals for key plots within the masterplan, forming the foundation for subsequent residential and mixed-use buildings across the site.

Delivering a major city-centre regeneration scheme of this scale presents a number of complex challenges, including:
- Extensive enabling works, including decontamination, utilities infrastructure upgrades and site preparation.
- Complex access constraints, with limited existing site connectivity.
- Coordination of phased delivery across multiple buildings and uses.
- Delivery adjacent to operational transport infrastructure and sensitive urban context.

Temple Island represents a significant step in the continued transformation of Bristol’s Temple Quarter, unlocking a strategically important brownfield site and enabling long-term regeneration in the city centre.
