We are proud to have been invited to the official opening ceremony of Westhorpe Gardens & Mills Grove, a comprehensive estate regeneration in Hendon delivered for Metropolitan Thames Valley Housing (MTVH).
Acting as Employer’s Agent, Quantity Surveyor and CDM Principal Designer, the team has supported the project from inception through to completion, working alongside contractor Hill Partnerships Ltd to transform the site into a vibrant, mixed-tenure community.

A Comprehensive Regeneration
Westhorpe Gardens & Mills Grove is a large estate regenerations, comprising eight blocks of apartments and two rows of terraced housing set within extensive new landscaping, play areas and parking. The scheme has been delivered in phases to allow the careful decanting of existing residents and the demolition of the original blocks, minimising disruption to the community throughout construction.
Phase 1 was handed over and occupied in January 2023, a year ahead of the original programme following resequencing agreed between the design team and contractor. Phase 2, valued at approximately £56 million against a Phase 1 contract sum of £21.6 million, has now reached completion, bringing the total number of new homes on the estate to more than 250. Over 100 existing social homes have been replaced, with around 150 new homes delivered for affordable rent and shared ownership.

Homes Designed Around People
One of the eight blocks has been developed specifically as retirement living accommodation for residents aged over 55. The design has been tailored to support independent living in later life, with adaptable bathrooms, wide corridor widths and a high proportion of Category 3 accessible units enabling residents to remain in their homes as their needs change.
Positioned at the heart of the site, the retirement living block houses communal facilities available to all residents and the wider community, including a café space with a kitchenette. Interesting outdoor spaces, designed around the existing trees, with low-maintenance planters designed to encourage residents of all mobility levels to enjoy the gardens.

A Milestone Worth Celebrating
The official opening ceremony of Westhorpe Gardens & Mills Grove, hosted by MTVH and Hill Partnerships Ltd, marks the culmination of a long-standing partnership and recognises the contribution of everyone who has worked on the scheme since it started on site in 2023. The regeneration previously received a Regional LABC Building Excellence Award for Best Large Social Housing Development following the completion of Phase 1, reflecting the quality of the homes now being handed over to residents.
