🎉 Proud to announce completion at Burgoyne’s Depot for Affordable Rent and Shared Ownership

Burgoyne’s Depot has now been successfully completed, transforming a historic 1890s storage depot into a vibrant, sustainable residential development for the London Borough of Newham.

Designed by Adam Khan Architects, the scheme involved extending the original depot building by two storeys, alongside the construction of a six-storey apartment block, townhouses and a detached house. In total, the development delivers 48 Passivhaus-certified homes across a mix of affordable rent and shared ownership tenures.

We provided Quantity Surveyor, Employer’s Agent and CDM Principal Designer services on behalf of London Borough of Newham, working collaboratively with contractor Bugler Developments to deliver this major scheme.


A Sustainable, Future-Ready Development

Sustainability has been central to the project, with the design achieving a combination of Passivhaus Classic and Passivhaus Low Energy certification. Key features include:

  • Photovoltaic panels to support renewable energy generation
  • Living roof systems to enhance biodiversity and thermal performance
  • Highly insulated building fabric to minimise heat loss
  • Airtight construction to reduce energy demand and improve resident comfort

These measures significantly reduce operational energy consumption while lowering costs for residents.


Heritage Integration and Public Realm Improvements

A defining aspect of the scheme is the retention and adaptation of the original Victorian depot structure. The design carefully preserves the building’s historic character while introducing modern, energy-efficient homes.

The development also enhances the surrounding neighbourhood through:

  • New public open space and landscaped areas
  • Improved pedestrian routes connecting the estate
  • Playable and biodiverse external environments
  • 5 disabled parking bays, 20 replacement estate parking spaces and 87 cycle spaces to support active travel

Tenure and Community Provision

The development provides a diverse housing mix comprising London Affordable Rent homes, including wheelchair-accessible units, shared ownership apartments, and family homes across multiple typologies.

This mix supports a broad range of local housing needs and contributes to Newham’s long-term affordable housing strategy.


Managing Complexity and Adding Value

Burgoyne’s Depot presented several technical challenges, including the integration of new structures with a retained heritage building on a constrained urban site.

Pre-contract, we advised on and facilitated a comprehensive package of surveys beyond planning requirements. This reduced risk at tender stage, minimised contractor qualifications, limited the use of provisional sums and strengthened cost certainty.

Throughout both pre- and post-contract stages, we provided clear, strategic cost and risk management advice, ensuring cost increases were kept to a minimum while maintaining quality and programme certainty.
