An award-winning, community-led regeneration we’re proud to have helped deliver.

Tower Court is a landmark residential regeneration scheme located beside Clapton Common in the heart of North London. The project transformed an outdated estate into four new apartment buildings and a commercial space, delivering 132 high-quality homes comprising 33 Social Rent, 19 Shared Ownership, and 80 Private units.

Designed as a contemporary mansion block development, the buildings are arranged around a series of landscaped courtyards featuring swales, playable bridges, and rich public realm elements. The scheme balances architectural quality, sustainability, and social value, creating a place that feels both distinctive and deeply rooted in its surroundings.

The project has received widespread recognition, including Overall Winner at the New London Awards 2024, multiple Civic Trust Awards, and national accolades for planning excellence, housing design, and community engagement.

Our Role

We were appointed by Hackney Council to provide a comprehensive, multi-discipline service throughout the project, including:

Our involvement spanned early design, procurement, construction, and completion, ensuring design quality was protected while managing risk, cost, and programme challenges.

Key contributions included:

Conducting a Best and Final Offers procurement process to achieve a viable scheme within LB Hackney’s budgets.
Managing cost and programme impacts arising from the discovery of Japanese Knotweed on site.
Negotiating and instructing additional sprinkler coverage following changes to client policy.
Managing COVID-related delays through Deeds of Variation, providing cost certainty to both client and contractor.
Providing technical oversight of Shabbat and Festival modes for lifts, lighting, and door entry systems.
