Project Summary

The construction work includes the building of a new secondary school. The site limitations required the school to be an ‘L-shaped, 5-storey building with car parking, utilities, a sports hall and a games space in the basement, with the roof of the games space forming part of the playground above.

The project harbours a number of complications, as it is being built on a very narrow plot of land. In addition, the neighbouring road is very busy and causes a high environmental impact.

To counteract the pollution, the school is being built to Passivhaus standards, which means that all the air is filtered and purified and the building is very energy efficient.

As the site is surrounded on two sides by residential buildings, we have worked out 10 party wall awards with the neighbouring owners. The project is a two-stage design and build project, which means we have a pre-contract service agreement and an enabling works contract for the completion of the groundworks and the basement areas up to the ground floor slab.

We are currently negotiating the main construction contract. The contract covers the provision of the IT installation, FF&E and audiovisual installations so that the building will be ready for installation upon completion.
