We are pleased to share that Hayrick, a certified Passivhaus Plus dwelling set on a working farm in North Essex, has been awarded Residential Project of the Year at the Constructing Excellence Essex Club (CEEC) Awards, held at Braxted Park.

Project Overview

Hayrick is a single-storey, three-bedroom Passivhaus Plus dwelling set within the rural agricultural site at a working farm in North Essex. The home is a new-build replacement of an existing barn, with associated site works including the removal of concrete hardstanding carried out ahead of construction. The project was delivered with a shared focus on low energy performance and bio-based materials. The structural frame used an EcoCocon straw panel system, supplied from Lithuania and erected on site, with high-performance insulation, airtight membranes, triple-glazed Internorm windows and doors, a Vaillant air source heat pump, Zehnder MVHR, and solar PV with battery storage all contributing to full Passivhaus Plus certification. The site sits adjacent to two Grade II listed buildings on the historic the farm estate, requiring careful management throughout construction. The scheme was designed by Stanley Bragg Architects, with structural and civil engineering by Conisbee. DCH Construction Ltd served as principal contractor, carrying out works from September 2024 through to handover in July 2025.

Our Role

We provided CDM Principal Designer services throughout the project, producing the pre-construction information, coordinating design risk across the full consultant and specialist subcontractor team, and compiling and issuing the Health and Safety File on handover in July 2025.
